About the Role:

The Property Specialist plays a vital role in Capitec Bank’s expansion and property management strategy. This position involves researching and identifying potential properties for new and existing branches, liaising with external property stakeholders (such as estate agents and developers), and negotiating lease agreements. You will be responsible for ensuring that properties meet the bank’s operational requirements, are compliant with regulations, and are aligned with the bank’s strategic goals.

Your work will directly contribute to the growth of Capitec Bank, enabling the bank to expand its footprint and deliver exceptional services to more customers across South Africa.


Key Responsibilities:

βœ” Market Research: Conduct thorough research on market trends and property availability to identify suitable locations for Capitec Bank branches.
βœ” Stakeholder Management: Build and maintain strong relationships with property developers, estate agents, and brokers to stay informed about new properties and market opportunities.
βœ” Lease Negotiation: Negotiate lease agreements that align with the bank’s requirements and budget while ensuring compliance with relevant laws and regulations.
βœ” Regulatory Compliance: Ensure that all properties comply with national building regulations (NBR) and Occupational Health and Safety Act (OHSA).
βœ” Budgeting & Planning: Assist in planning and budgeting for new properties and branch openings, ensuring that financial targets are met.
βœ” Project Management: Oversee the smooth execution of property-related projects, from initial research to lease signing and branch setup.
βœ” Reporting & Analysis: Regularly report on market conditions, lease negotiations, and property performance, providing insights to senior management.
βœ” Property Strategy Alignment: Ensure that all property strategies and acquisitions align with the bank’s long-term goals.


What You Will Bring:

βœ… Experience:

  • A minimum of 5 years’ experience in property sourcing, negotiation, and lease agreements within the real estate or property management sector.
  • Experience in the banking or retail environment is ideal, particularly with regard to branch operations.

βœ… Qualifications:

  • Grade 12 National Certificate/Vocational is required.
  • A relevant tertiary qualification in Property Management, Real Estate, or a related field is preferred.

βœ… Skills & Knowledge:

  • Strong knowledge of property law and lease contracts.
  • Familiarity with budgeting, planning, and control.
  • Understanding of statutory requirements such as National Building Regulations (NBR) and Occupational Health and Safety Act (OHSA).
  • Proficient in Microsoft Office Suite (MS Word, MS Excel, MS Outlook).
  • Strong negotiation skills and the ability to close property deals.
  • Excellent communication and interpersonal skills for building relationships with external stakeholders.
  • Analytical skills to assess market trends and identify opportunities.
  • Project management skills with the ability to manage multiple property-related projects simultaneously.
