Sandton has the highest concentration of corporate head offices in South Africa — the JSE, most major banks, big four audit firms, and the South African headquarters of a long list of multinationals. That density pushes salaries higher than anywhere else in the country, but it also means competition for those jobs is intense. Here is what we are actually seeing on offers in 2026.

Why Sandton pays more

Three reasons Sandton salaries sit above the national average. First, density of large employers competing for the same skill sets. Second, head-office roles concentrate here, and head-office roles pay more than equivalent regional roles. Third, the cost of doing business (and living near Sandton) is high, and employers know they need to compensate.

What the numbers do not show

Two things that affect take-home but are easy to forget. Travel: living in Soweto or Centurion and working in Sandton easily costs R3 000 – R6 000 a month in fuel, tolls and time. A R720 000 Sandton offer with a 90-minute commute is not better than a R650 000 Midrand offer 15 minutes from home — do the maths. Second, BBBEE-targeted hires often clear the upper end of these ranges; non-targeted candidates with the same skills often need to negotiate harder to do the same.

How to use these numbers in your next negotiation

  1. Find the band that matches your role and seniority
  2. Place yourself within it honestly: bottom third for fewer years or smaller scope, top third for direct experience and a clear track record
  3. Quote a number 10–15% above your target — there is almost always room to come down
  4. Ask the question 'What is the band for this role?' early in the process. Most South African recruiters will tell you, and it saves both sides time

Sandton is a great place to earn well early in your career — but the cost of living is also unforgiving. Pair a strong salary with a strict savings plan and you can build wealth here faster than almost anywhere else in the country.
